Why we built this

Most online calculators are either buried inside a lender's funnel, locked behind a signup, or built for the UK or Australian market with wrong tax rates and terminology. We wanted a clean, fast, US-focused toolkit with consistent inputs, clear explanations, and zero pressure to "talk to an advisor."

What's inside

15 calculators across four categories — Buyers, Investors, Sellers, and Renters — covering everything from monthly mortgage payments and FHA loans to DSCR, ROI, capital gains tax, and rent vs buy comparisons. Every formula uses current 2025/2026 US federal rates and, where it matters, state-specific data.
